Concierge Duties
Concierge – City Island
Whilst this is not an exhaustive list, these are some of the main duties expected of the concierge.
Daily Tasks
· Inspect the development thoroughly. Check communal areas on each floor and note any problems, issues and defects and handle/report accordingly. In particular check cleanliness, lighting and that riser doors are secure.
· Supervise performance of contractors when on site
· Fax snagging issues to the developer
· Monitor CCTV
· Ensure refuse is placed in the bin store correctly, break down boxes and ensure the area is clean and tidy.
· Carry out litter pick to all areas including the car park
· Check answer phone for messages and return calls as appropriate
· Ensure all keys in and out, are recorded in the key register properly
· Ensure keys are locked away securely
· Ensure management suite is left safe and secure
· Record telephone calls in the telephone log
· Control access to the building and service areas for contractors
· Resolve access control issues, reprogramming of swipe cards etc.
· Welcome new residents to the scheme, advise of facilities, location of bins, etc.
· When a charge is made, i.e. for swipe cards, collect charge and issue receipts.
· Inspect the water pump rooms for correct operation of pumps and switch panels
· Inspect water feature to ensure that it is free from litter/debris
Weekly Tasks
· Test fire alarm
· Carry out minor maintenance as required. In particular, patch fill and paint damaged paintwork in the communal areas
· Change light bulbs in communal areas as required.
· Check work of cleaners and window cleaners and refer problems back to them as soon as possible
Monthly Tasks
· Reconcile petty cash
· Ensure concierge log up to date and completed.
